How much does it cost and what is included in the services of Vens s.r.o.?

  • Legal implementation and mediation of the purchase of your flat: negotiation with the owner, preparation of the Purchasing Contract, drafting of notarial documents relative to the bonded notarial deposit and the purchase itself, the records in the real estate Cadaster, etc.
  • Attorney fees.
  • Keeping the ownership of your flat in our name in good legal standing, complying with all administrative, accounting and fiscal requirements.
  • The service of regular payment of the cost of energy supplies, heating, water and sewage charge. Furthermore, there are the community and maintenance costs and the annual real estate tax. These costs are to be covered by the client and they range around EUR 1-1.5 per square meter per month.
  • A regular monitoring visit to the flat when it is not occupied. This is important especially in winter so that the flat does not suffer damage as a result of the cold weather. As the legal owner of the flat, meeting Czech legal requirements relating to the neighbors' cooperative-organization, participating as members in the cooperative-meetings etc. (in the Czech Rep., the Law requires that the owners of flats form a cooperative in order to administer and maintain the building).
  • To be always available to you, in your native language, to provide you with any information or service which we may reasonably supply. One very important fact is that we will, in the course of time, advice you of the legal possibility to transfer the real estate on your name if you wish to do so. This is for us an obligation and for the client a right that can be exercised or not.

For the first three points above, our fee amounts to 5% on the price of the flat. Besides of this, are the transaction-cost (notary public) and eventual translations to your charge. For the last three points above we would ask a fee of 0.7% per year on the purchase price, free of expenses, which is to be formulated in a special contract.

What other services do we offer?

On the basis of a special separate agreement, we can offer you the service of furnishing the flat according to a budget and project previously approved by you. It is important to consider the fact that in general, new flats in Prague are sold without kitchens, or lights, with flooring of modest quality. If the buyer requires a higher standard, additional costs are involved.
